STRop Consulting LLC ("STRop," "we," "us," or "our"), doing business as "STRop Vacation Rentals," respects your privacy. This Privacy Policy describes how we collect, use, share, and protect personal information when you book, stay at, or otherwise interact with our vacation rental properties, our website at strop.properties and its subdomains, our SMS messaging services, and any related communications.

By using our services or providing your personal information to us, you consent to the practices described in this policy.

2. Information We Collect

We collect information in the following ways:

Information you provide directly

• Name, email address, phone number, and mailing address
• Booking details (dates, property selected, number of guests, special requests)
• Payment information (handled by our payment processors — we do not store full card numbers on our servers)
• Government-issued ID information, where required for verification
• Communications you send to us (text messages, emails, voice messages, problem reports, photos attached to messages)
• Property reviews and ratings

Information collected automatically

• Device and browser information (type, operating system, IP address)
• Usage data on our websites and apps (pages visited, links clicked, time spent)
• Booking platform metadata when you book through a partner channel (e.g., Airbnb, Vrbo, Booking.com)
• Approximate location based on IP address

Information from third parties

• Booking and guest information forwarded to us by booking platforms when you reserve through them
• Payment confirmation data from payment processors
• Property-specific information from property owners and service vendors

3. How We Use Your Information

We use your personal information to:

• Process and fulfill your booking and provide the lodging services you reserved
• Communicate with you about your stay (check-in information, property access, mid-stay support, checkout instructions)
• Send transactional SMS messages and emails as part of stay coordination (see Section 4)
• Send post-stay communications, including review invitations and direct-booking offers
• Handle problems, requests, and emergencies during your stay
• Process payments, refunds, and security deposits
• Maintain operational records for tax, accounting, and legal compliance
• Improve our services, properties, and communications
• Detect and prevent fraud, abuse, and security incidents
• Comply with applicable laws and respond to legal requests

4. SMS Messaging Policy

This section governs all text message (SMS and MMS) communications between you and STRop.

Who receives SMS from STRop

• Guests who have an active or upcoming reservation with us
• Property owners under contract with STRop for property management or co-hosting services
• Service vendors (cleaners, maintenance contractors, and similar) under contracted engagement with STRop

Consent

You may consent to receive SMS and MMS messages from STRop in one of the following ways: (a) by providing your phone number on a STRop booking, owner-onboarding, or vendor-onboarding form that includes notice that you will receive text messages from STRop; (b) by booking a stay through a third-party booking platform that shares your phone number with STRop for stay coordination; or (c) by texting STRop first. Consent is not a condition of booking a stay or receiving lodging services. Standard message and data rates may apply.

Point-of-collection notice

The opt-in language presented at the point of phone-number collection is: "By providing your phone number, you agree to receive transactional and operational SMS messages from STRop Vacation Rentals about your booking and stay. Msg frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help."

Message types you may receive

• Welcome and check-in instruction messages
• Door codes, WiFi credentials, and arrival logistics
• Mid-stay coordination and assistance
• Checkout reminders and post-stay communications
• Owner notifications (low-stock alerts, payout updates, operational alerts)
• Vendor task assignments and completion confirmations
• Review and direct-booking invitations after your stay

Message frequency

Variable, depending on your relationship with STRop. Guests typically receive 4–8 messages per stay. Owners and vendors receive messages tied to operational events.

Message and data rates

Standard message and data rates may apply, depending on your wireless carrier and plan.

Opt-out

You may opt out of SMS communications at any time by replying STOP to any text message from STRop. After opting out, you will receive one confirmation message and will not receive further SMS from us. You can opt back in by replying START.

Reply HELP to any text message from STRop for support information, or contact us using the methods in Section 12.

SMS data handling

Phone numbers collected by STRop for SMS messaging are used solely for the purposes described in this policy. We do NOT sell, rent, share, or otherwise disclose your phone number to third parties for their own marketing purposes. Phone numbers may be shared with our SMS messaging service provider solely for the purpose of delivering messages on our behalf.

Carrier-related disclosures

Carriers, including AT&T, T-Mobile, and Verizon, are not liable for delayed or undelivered messages.

5. How We Share Your Information

We share personal information only as necessary to provide our services and operate our business, including with:

• Booking platforms when you book through their channels — they receive the information necessary to confirm and process your reservation
• Payment processors to complete payment, refund, and security-deposit transactions
• Property management software to maintain booking records and property availability
• Communication service providers (SMS, email, and push notification services) to deliver messages on our behalf
• AI service providers to support automated message drafting and response classification, under contracts that prohibit use of message content for model training or other purposes outside delivering the requested service to STRop
• Cleaning and maintenance vendors with the minimum information needed to perform their work at the property you are staying in
• Property owners for the property you book (limited to information needed for hosting and tax reporting)
• Government agencies when required by law, subpoena, or other legal process
• Successors in interest in the event of a merger, acquisition, or sale of business assets

We do not sell your personal information to third parties.

6. Data Retention

We retain personal information for as long as necessary to provide our services, comply with legal obligations (including tax and accounting requirements), resolve disputes, and enforce our agreements. Specifically:

• Booking records: retained for at least seven (7) years for tax and accounting purposes
• Communications: retained for at least three (3) years for service-quality and dispute-resolution purposes
• Payment records: retained according to payment processor requirements and applicable financial regulations
• Phone numbers and SMS opt-out preferences: retained indefinitely on a suppression list to honor opt-out requests permanently

You may request earlier deletion subject to our legal and operational retention requirements (see Section 8).

7. Security

We implement reasonable administrative, technical, and physical safeguards to protect personal information against unauthorized access, alteration, disclosure, or destruction. These include encrypted data transmission (HTTPS), encrypted data storage where applicable, access controls on internal systems, and credential rotation practices. No system is perfectly secure, and we cannot guarantee absolute security of information transmitted to us.

8. Your Rights

Depending on your location, you may have the following rights regarding your personal information:

• Access: Request a copy of the personal information we hold about you
• Correction: Request that we correct inaccurate or incomplete information
• Deletion: Request that we delete your personal information, subject to legal retention requirements
• Opt-out: Withdraw consent for SMS or marketing communications (see Section 4 for SMS opt-out)
• Portability: Request that we provide your data in a portable format

To exercise these rights, contact us using the information in Section 12. We will respond within 30 days. We may need to verify your identity before fulfilling certain requests.

Deletion requests for booking records, payment records, and SMS suppression-list entries will be honored only after the legally required retention period has lapsed; suppression-list entries are retained indefinitely to honor your opt-out.

9. Cookies and Tracking

Our websites use cookies and similar tracking technologies for basic site functionality, session management, and aggregate analytics. We do not currently use third-party advertising or behavioral retargeting cookies. You can configure your browser to refuse cookies; some features of our sites may not function properly without them.

10. Children's Privacy

Our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. Bookings must be made by an adult 18 or older; minors may stay at properties only as part of a reservation made by an accompanying adult. If you believe a child under 13 has provided us with personal information, please contact us and we will delete it.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be posted on this page with an updated "Last Updated" date. Continued use of our services after such changes constitutes acceptance of the updated policy. For material changes affecting SMS messaging practices specifically, we will provide notice to affected users via SMS where feasible.
