This section governs all text message (SMS and MMS) communications between you and STRop.
STRop uses a confirmed-opt-in process for SMS messaging. After your phone number is provided through any of our normal business processes — direct booking on strop.properties, booking through a third-party platform (Airbnb, Vrbo, Booking.com), owner onboarding, or vendor onboarding — STRop sends a single consent-request SMS to your number. You are added to our SMS list only if you reply YES to that message. Recipients who do not reply YES, or who reply STOP, receive no further SMS from STRop. Consent is not a condition of booking a stay or receiving lodging services. Standard message and data rates may apply.
The single consent-request SMS reads substantially as follows: "Hi [Name], this is STRop Vacation Rentals. Reply YES to subscribe to operational SMS about your booking, stay, or account. Msg frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help."
Recipients who reply YES receive a single confirmation message: "You're now subscribed to STRop Vacation Rentals operational SMS. Msg frequency varies. Msg & data rates may apply. Reply STOP to unsubscribe, HELP for help."
Variable, depending on your relationship with STRop. Guests typically receive 4–8 messages per stay. Owners and vendors receive messages tied to operational events.

You may opt out of SMS communications at any time by replying STOP to any text message from STRop. After opting out, you will receive one confirmation message and will not receive further SMS from us. You can opt back in by replying START.

Phone numbers collected by STRop for SMS messaging are used solely for the purposes described in this policy. We do NOT sell, rent, share, or otherwise disclose your phone number to third parties for their own marketing purposes. Phone numbers may be shared with our SMS messaging service provider solely for the purpose of delivering messages on our behalf.
Carriers, including AT&T, T-Mobile, and Verizon, are not liable for delayed or undelivered messages.

Deletion requests for booking records, payment records, and SMS suppression-list entries will be honored only after the legally required retention period has lapsed; suppression-list entries are retained indefinitely to honor your opt-out.
Our websites use cookies and similar tracking technologies for basic site functionality, session management, and aggregate analytics. We do not currently use third-party advertising or behavioral retargeting cookies. You can configure your browser to refuse cookies; some features of our sites may not function properly without them.
Our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. Bookings must be made by an adult 18 or older; minors may stay at properties only as part of a reservation made by an accompanying adult. If you believe a child under 13 has provided us with personal information, please contact us and we will delete it.

Continued use of our services after such changes constitutes acceptance of the updated policy.
