This Privacy Policy describes how we collect, use, share, and protect personal information when you book, stay at, or otherwise interact with our vacation rental properties, our website at strop.properties and its subdomains, our SMS messaging services, and any related communications.

You may consent to receive SMS and MMS messages from STRop in one of the following ways: (a) by providing your phone number on a STRop booking, owner-onboarding, or vendor-onboarding form that includes notice that you will receive text messages from STRop; (b) by booking a stay through a third-party booking platform that shares your phone number with STRop for stay coordination; or (c) by texting STRop first. Consent is not a condition of booking a stay or receiving lodging services. Standard message and data rates may apply.

The opt-in language presented at the point of phone-number collection is: "By providing your phone number, you agree to receive transactional and operational SMS messages from STRop Vacation Rentals about your booking and stay. Msg frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help."

Variable, depending on your relationship with STRop. Guests typically receive 4–8 messages per stay. Owners and vendors receive messages tied to operational events.

You may opt out of SMS communications at any time by replying STOP to any text message from STRop. After opting out, you will receive one confirmation message and will not receive further SMS from us. You can opt back in by replying START.

SMS data handling

Phone numbers collected by STRop for SMS messaging are used solely for the purposes described in this policy. We do NOT sell, rent, share, or otherwise disclose your phone number to third parties for their own marketing purposes. Phone numbers may be shared with our SMS messaging service provider solely for the purpose of delivering messages on our behalf.

Carriers, including AT&T, T-Mobile, and Verizon, are not liable for delayed or undelivered messages.

Deletion requests for booking records, payment records, and SMS suppression-list entries will be honored only after the legally required retention period has lapsed; suppression-list entries are retained indefinitely to honor your opt-out.

Our websites use cookies and similar tracking technologies for basic site functionality, session management, and aggregate analytics. We do not currently use third-party advertising or behavioral retargeting cookies. You can configure your browser to refuse cookies; some features of our sites may not function properly without them.

10. Children's Privacy

Our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. Bookings must be made by an adult 18 or older; minors may stay at properties only as part of a reservation made by an accompanying adult. If you believe a child under 13 has provided us with personal information, please contact us and we will delete it.

We may update this Privacy Policy from time to time. Material changes will be posted on this page with an updated "Last Updated" date. Continued use of our services after such changes constitutes acceptance of the updated policy. For material changes affecting SMS messaging practices specifically, we will provide notice to affected users via SMS where feasible.
